The Square at Union Bank

The Square at Union Bank is a repositioning strategy for a five-building office complex adjacent to three freeways and walking distance from MainPlace Regional Mall,  St. Joseph Hospital,  and  the Children’s Hospital of Orange County (CHOC). The first phase consisted of repainting the exterior of the existing buildings, painting faded, red, metal panels over every window a light gray to give the buildings an updated, contemporary look. The second phase incorporated a redevelopment plan that included interior renovations, landscape improvements, new branding and signage, removal of a building, and new infill development.

The plan removed a single story building within the campus to create an urban square as an amenity space activated by two restaurants. A promenade links all of the through-lobbies in each existing office tower to the square along a linear spine. The long term redevelopment strategy proposed a partnership with MainPlace Mall to temporarily utilize their excess parking in order to rebuild the parking structure on the back side to include new development. This new development block converts an existing service street into an actual urban street fronted by new office and residential uses, with a townhome wrap on the back side of the garage as a better edge to existing single family residences.
